In addition, each opportunity is presented with a full due diligence report which includes a RICS valuation (where appropriate), accurate rental comparables and localised statistical data.

For example, Brightblue negotiates 15% off the market value of a £200,000 property, giving £30,000 of instant built-in equity. If the property is off-plan, then there is the additional benefit of the capital growth. Costs, including 1% stamp duty, legal and broker fees, and 2% finder’s fee, will be around £7000. So, in an area which experiences 5% annual growth, based on a 2 year build, purchasers will benefit from an additional £21,500 in equity – a total of £51,500 prior to completion. Therefore buyers will realise around a 130% genuine return on investment. |
